Master Planning \ New Town Extension Master Plan, Edinburgh

Redevelopment of land to the north of the Edinburgh New Town, 2018. Unbuilt. 

Cala Homes invited us to design their bid along with partners, Legal and General, supporting a retirement village. Social housing was also included in the project.  The site had been subject to a previously unsuccessful planning application and our bid was one of a number when the site was re-offered for sale.

Our project unashamedly sought to extend the pattern of New Town planning. A crescent of housing was placed opposite the existing of Royal Crescent and the fall in the site  accommodated an underground car park topped by a private communal garden. A view and route through to King George V Park on the axis of Dundonald Street was created. Fettes Row and Dundas Street frontages were built out with retirement apartments. Most of the trees on Fettes Row were preserved. The courtyard contained communal  facilities and an underground car park.  These were mostly accessed from an inner courtyard with a pedestrian entrance from Dundas Street at the same distance as the  spacing of secondary roads further up Dundas Street. Social housing was placed facing onto the park. The crescent was worked up to some degree of detail for the bid. Unfortunately, Cala's bid was not accepted.
